Zaxby’s hatching: Rezoning, subdivision of property OK’d

After six years of anticipation, the idea of a Zaxby’s locating on restaurant row in Greenville will finally hatch.

Action from the Greenville Planning Commission Monday evening put the wheels in motion for the much-anticipated fast food chain to build on the property located at 909 Fort Dale Rd., across from Advance Auto Parts and Captain D’s. Once constructed, the restaurant will offer residents of the Camellia City and motorists passing through chicken wings, chicken fingers, sandwiches and salads popular to many in the South.

Prior to the meeting, the Planning Commission held a public hearing regarding the rezoning request from Carter Chicken, Inc./Jbone Holdings, LLC., to rezone the recently purchased property from R3, residential, to C3, commercial, for construction of Zaxby’s. The request made by both the property owner and the Zaxby’s operator faced no opposition.

“This is the long-awaited Zaxby’s,” City Attorney Richard Hartley, presenting for the developers, said. “They have acquired the property and they are ready to move forward subject to No. 1, rezoning.”

The Planning Commission unanimously approved rezoning the property from R3 to C3. They will now make a recommendation to the City Council, which will hold another public hearing and then amend the zoning ordinance, if approved.

The second order of business for the Zaxby’s development was subdivision of the property, which was also approved unanimously. The development plan calls for Manningham Road to be extended through the current red light at Advance Auto Parts and CVS, along the property parallel to the Greenville Country Club and turn behind the proposed Zaxby’s restaurant. The roadway will cut through the parcel of property, leaving a portion of it to the north for future commercial development. The portion of Executive Drive beginning at Fort Dale Road and ending along the back parking lot of O’Reilly Auto Parts will be vacated and used for the new development.

Lifeline Church, located on most of the property, plans to move to the old Cahaba Interiors building off Cahaba Road, while the former salon housed in the old home, also located on the property, will be torn down.

In other business, the Planning Commission:

l Approved a request from Scott Huff, co-owner of LHBH, LLC/Greenville Mini Storage, for the construction of a 12,500 square foot building at 327 and 329 Greenville Bypass as part of the company’s development plan.

The Greenville City Council met shortly following the Planning Commission, making quick work of routine business.

The council OK’d a non-budgeted expense of $1,572.50 to Southern Sand & Gravel for the Street Department for repairs to a drainage pipe located at 707 W. Commerce St. Budgeted amounts of $1,776 to Southern Red Rock for premium red infield mix for the Parks & Recreation Department and $1,980 to Plantation Tree Company for 12, eight-foot Little Gem Magnolia Trees for the Horticulture Department were also approved.

The next regular City Council meeting will be held at 5:30 p.m. on March 25. The Planning Commission will meet again at 5:05 p.m. on April 1. Both meetings will be held at City Hall.
